Failure to obtain a permit can result in fines, a stop-work order, or demolition of unauthorised structures.
When Do You Need a Building Permit
It is against the law to build or make changes to any structure without first getting a building permit from the Executive Council. This applies to:
Constructing new buildings
Altering or repairing existing buildings, open spaces, or sites that do not meet regulations
Using or occupying a building, open space, or site without proper approval
Demolishing structures without the required permission
A building permit is required if you plan to:
- Build a new structure (home, office, or commercial property).
- Extend or renovate an existing building.
- Modify the function of a structure (e.g., converting a home into a business).
- Demolish or partially demolish a building.
- Construct large temporary structures (such as storage units or event tents).
If you are unsure whether your project requires a permit, contact the Licences Supervision and Enforcement Unit for guidance.
